The Courtyard Boston Downtown consistently receives negative feedback regarding noise levels, particularly from street noise, hallway commotion, and construction. Guests report issues with thin walls, outdated rooms, and inconsistent service, alongside cleanliness concerns. While the location is praised, the overall experience is frequently marred by disturbances and a lack of quality.

Tatiana was a gem. This is the only good thing about this hotel. The walls are made of paper. 1st night a couple was fighting and I heard every bit of it. 2nd night a couple overstayed their visit apparently so I had to hear their mess with housekeeping. Im literally laying here on night 5 listening to people arguing and their tv, its probably not even blaring the walls are just 1/2 an inch thick and i catch a flight at 3am. They had construction going on so that woke me up at 7am every morning. Kept calling and complaining but they didn't care. Reception said "oh I didnt know construction was still going on, on the floor" Heard everyone up and down the halls. Can hear the neighbors talking and TV blaring. Can't get any sleep in this place. PAPER THIN WALLS. Here for work so I got no rest and waking up exhausted everyday. I cannot express how annoying it is that I wake up to drilling and hammering at 7 in the morning. You couldn't pay me to stay here again.

This historic property, replete with charm, is ideally situated. It is an eight-minute walk to downtown, a short stroll to Chinatown, and a 10-15 minute walk to Beacon Hill, with the North End accessible within 10-20 minutes. My accommodations, though compact, were impeccably clean and comfortable. The hotel is currently undergoing a significant renovation, with work anticipated to conclude on the 15th floor. I had the opportunity to observe the renovation progress on the 15th floor and was fortunate enough to receive a guided tour. The updated rooms and furnishings are exquisite, and the hallways feature tastefully redesigned wallpaper. The restoration of the original millwork above the elevators, previously concealed by wallpaper, is a particularly commendable detail. The remodeling aesthetic is modern, understated, yet elegant. Our stay at this property was highly satisfactory, and the service provided was exceptional.

Me and my wife went to a comedy show in Boston and were hoping to get a good night sleep- that was definitely not the case. Loud club music until 2am, people running around and yelling in the halls until 4am. We call down to see if there’s anything we can do and they can offer us “earplugs”. We slept worse than when we had our newborn son. Terrible- will never come back.

This property is outdated, with small rooms that have an unpleasant odor. The front desk staff and management were rude and inconsiderate, which made the experience even worse. The location is not ideal, as the surrounding area has a high presence of homeless individuals and numerous bars, creating an unsafe atmosphere. The hallways are lined with cameras, which only reinforces the feeling of insecurity. The management and staff here do not reflect Marriott’s standards and should undergo retraining to ensure proper customer service. Guests are paying for a quality experience, and this property fails to deliver. I strongly recommend that @guestrelations@marriott.com review this establishment and take corrective action, particularly with the front desk team—from managers to check-in representatives—to align with Marriott’s mission: “To enhance the lives of our customers by creating and enabling unsurpassed vacation and leisure experiences.” Unfortunately, I felt completely mistreated during my stay. I do not recommend this hotel. Spend your money elsewhere—at another brand offering better management and newer facilities for the same or even lower price.

Reasonable price but rooms are run down. Our shower was also completely clogged and unusable — within minutes, it was overflowing the pan. Reported the issue but lack of response or support from the hotel. Overall, while the price is good for location, would not recommend.

Extremely noisy. People walking down the halls talking loudly. Doors slamming. I could hear my neighbours tv like it was my own, so I asked to move, which they promptly did. I’m now next to the gym, I can hear the person running on the treadmill, but I’m overall satisfied. At least people aren’t running all night. Last night was cool and I slept very soundly. Folks didn’t start moving around until like 6AM. That’s acceptable. Rooms have minor imperfections but nice. I will say, in all the years of being a Marriott member, this is the noisiest hotel. Great location though.

Completing a long weekend stay with my daughter today. The rooms in this Courtyard could stand a renovation, but they’re spacious, and location is great for exploring Boston on foot. It’s very central. HOWEVER, theatre district also means nightclub district….as in across the street and next door. Long lines on sidewalks at night makes it challenging to get through. The noise levels are insane! The music got extremely loud from 2:30-3:00 this morning. Lots of sirens throughout the night as well. We are on the ninth floor. Will not stay here again.

I checked in on line 1 day prior to arriving. When I arrived, the Marriott team told me I was not checked in, and that someone had dropped the ball finishing the check in process. I paid for a king size bed. The bed in our closet size room was a full or queen size. I did not sleep well for the 3 nights due to the small bed and the temperature of the room. We lowered the thermostat as low as it would go and the room was terribly hot. We could not open the window to elevate the heat, but rather tossed and turned all night due to a hot room. The room was unbearably small. With only 2-3 feet of walking perimeter around the bed. There was no room for a dresser to put our clothes. There was a small 3 foot stand up armoire that stuck into the 2-3 feet of walking space. I’ve never stayed in a Marriott with such a small room, even in NY city where the rooms are known to be small. I received 4 bug bites to the trunk of my body. I did not receive these being outdoors, as the trunk of my body was not exposed to the outside, as I was wearing clothes. I can only assume that I received those bug bites while tossing and turning all night NOT getting the sleep I needed. The room was dirty, the carpet frayed and unraveling and I felt as if I stayed in a motel, not a Marriott. The associate who checked us in promised that she would move us the next day. I never heard from her after our check in. The price of the room versus the quality of the room does not reflect Marriott standards. I am a Marriott Bonvoy member and really appreciate the quality and high standard of hotels, however, I can NOT recommend this hotel. We will stay at the W next time.

Had the 15th corner room...It had a great view of the city. I just wished the weather was better to see it more. Rooms are super nice and up to date. Loved the flavor water dispenser's all over the property. Was a super good idea. Location was very nice. Wish they offered a better casual dining area and or room service. I would stay here again for sure.

Below average. 2.5 star hotel. Much better places to stay around Boston for the price. The hotel is poorly appointed. You know when you look at the ceiling, fixtures, cabinets and then realise it’s in need of some love. Not a recommendation to stay.
